Fairfax powder room transformed with floor-to-ceiling marble look porcelain tile for a brighter feel
This Fairfax powder room came to us with dark charcoal painted walls, small format white floor tile, and a room that felt significantly smaller and more closed in than its actual footprint. The client had already selected the materials and had a clear vision for the direction. Grace House Studio's role was installation, bringing that vision to life through precise tile work.
The client selected a large format marble look porcelain tile with soft grey veining on a light ground. Installed floor to ceiling in a running bond layout, the tile replaced the painted walls entirely and reset the room's entire character. The existing vanity, marble countertop, chrome fixtures, and framed mirror were all retained. The wall tile did the work of the transformation on its own.
The result is a powder room that reads as considerably larger, brighter, and more considered than the space that existed before. A single installation decision, executed well, was all it took.

Design Decisions

Floor to ceiling tile, to remove the painted wall entirely
The before state had charcoal painted walls that absorbed light and made the room feel enclosed. Running tile from floor to ceiling eliminated the painted wall surface completely rather than just covering part of it. A partial wall treatment would have left some of the dark surface visible and split the room's register in a way that reads as incomplete. Full height tile gives the room a single, unified surface from floor to ceiling.

Running bond layout, to let the marble look veining read naturally
Large format tile set in a straight grid can make the repeat pattern in a marble look porcelain obvious, which undercuts the natural stone quality the tile is designed to replicate. A running bond layout offsets the joints and breaks up the repeat, allowing the veining to read as continuous movement across the wall surface. In a small room where the full wall is visible at once, this distinction matters considerably.

Light marble look tile to reverse the effect of the dark painted walls
The before state had the room working against itself: dark walls in a small, window free space. Light grey marble look tile reversed that entirely. Light, veined stone at this scale reflects available light back into the room, which makes the powder room read as appreciably larger without changing any dimensions. The marble look pattern added visual depth and richness that a plain white tile would not have provided.

Retaining the existing vanity and fixtures, to keep scope focused on what needed to change
The vanity, marble top, chrome faucet, and framed mirror were all in good condition and cohesive together. Replacing them would have added scope without addressing what was actually making the room feel dated and closed in, which was the walls. The retained elements, which read as mismatched against the dark painted walls, now read as intentionally curated against the stone tile backdrop.
